Our Promise to You

Your interest rate will not increase, and the lender fees will not increase. If Mortgages USA misses the closing date and the stipulations below have been met as determined by Mortgages USA, you will not pay the lender fees when you close the loan with Mortgages USA.

Terms & Conditions

• Lender Fees include the origination fee, processing fee, application fee, and admin fee.
• Closing date must be at least 20 business days from rate lock date.
• Use our recommended title company and closing agent.
• You must comply with all requests for information within 24 hours.
• Provide a copy of the executed sale contract and the name of the seller and/or selling agent within 24 hours of your application.
• Return signed disclosures within 24 hours of receipt.
• Appraisal must be received by Mortgages USA 14 business days prior to closing.
• Closing date may be readjusted if you initiate changes to the details of the loan after the lock. The new closing date will be considered the closing date per the terms of this guarantee.
• Property must appraise at or above the sale price or within required parameters.
• Closing dates missed due to a delay in completion of new construction or improvements made to an existing property outside of the control of Mortgages USA do not qualify.
• Loan application must have final underwriting approval, which consists of a thorough review of all income and asset documentation; the property appraisal and the preliminary title report, and any documentation deemed necessary by the underwriter.
